Education

  • High School or GED equivalent

Experience

  • Minimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred.

Work Schedule & Availability

Maintenance Supervisors work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role will require participation in an on-call rotation for after-hours emergencies and occasional support for resident events, as needed.

  • Valid Driver's License
  • EPA certification
  • CPO Certification* highly preferred
  • Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.

  • Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.
  • Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution.
  • Proactively identify and resolve service needs throughout the community.
  • Maintain and execute quarterly preventative maintenance programs to protect the physical asset.
  • Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight.
  • Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards.
  • Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in.
  • Implement and maintain a preventative maintenance plan for all buildings and equipment.
  • Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained.
  • Support curb appeal and a welcoming environment through daily attention to community appearance.
  • Conduct on-call emergency service rotation as scheduled.
  • Respond to service requests in a timely, thorough, and professional manner. • Follow safety guidelines in accordance with OSHA and company policy and standards.
