Job Requirements/Duties

Understand written and oral instructions to perform the required work
Perform basic building maintenance (preventive, predictive) of a government commercial office building
Must be knowledgeable and skilled in HVAC installs, services and repairs. Work may include, but is not limited to:Connect motors, compressor, temperature controls, humidity controls, and circulating ventilation fans to control panels and connects control panels to power sourceInstalls air and water filters in completed installationInjects small amount of refrigerant into compressor to test systems and add Freon gas to build up prescribed operating pressureObserve pressure and vacuum gauges and adjust controls to insure proper operation, test joints and connections for gas leaks, using gauges or soap- and-water solution, wraps pipe in insulation batting and secures them in place with cement or wire bandsReplace defective breaker controls, thermostat, switches, fuses and electrical wiring to repair installed units, may install, repair and service air conditioners

Installs air and water filters in completed installation
Injects small amount of refrigerant into compressor to test systems and add Freon gas to build up prescribed operating pressure
Observe pressure and vacuum gauges and adjust controls to insure proper operation, test joints and connections for gas leaks, using gauges or soap- and-water solution, wraps pipe in insulation batting and secures them in place with cement or wire bands
Replace defective breaker controls, thermostat, switches, fuses and electrical wiring to repair installed units, may install, repair and service air conditioners
Responsible for maintaining, responding to service requests, as needed, under guidance of the PM, Deputy PM or Chief Engineer.
Use a variety of power and hand tools to perform job functions
Perform emergency repairs and available for after hour and weekend repairs
Work effectively with the customer, building tenants and other team members
Ability to troubleshoot, complete work order assigned in a timely matter
Ability to read Architectural and Manufacturing blueprints.
Capable with basic office equipment to include cell phone, tablet, telephone, fax and copy scanner.

Background Investigation/Clearance

Note This is a Union Position with Local 99 with compensation adjustments on April 27th of each year.

An existing Building Background Investigation (i.e. HSPD-12) for the facility or other federal agency desirable.
Must be a US Citizen (or a permanent resident for at least 5 years)
Must be in good financial standing and not be behind in taxes
